The following services are included if you entrust us with the mediation of a tenant:

Professional photographs
Often flat hunters will make a preselection of favoured apartments based on photos. Photos of a professional standard are therefore instrumental for furnished rentals.
Marketing
We will create a convincing report for your apartment and publish the adverts on all the relevant real estate websites.
Organization and implementation of viewing appointments
We will take over the time-consuming task of processing enquiries and coordinate apartment viewings. During the viewings, we will ensure the optimal presentation of the flat.
Preselection of candidates
We will screen all incoming applications and make a preselection for you. We will pay particular attention to the creditworthiness of the candidate, in order to protect you as good as possible from future loss of rent. Ultimately, you will decide on the right candidate for your flat.
Lease agreement
If needed, we are happy to provide you with a lawyer-approved lease agreement form. The contract must be first signed by the tenant and then by the landlord. The tenant will then pay the deposit and rent directly to your bank account.

Furnishing service
In case your flat is not or only partially furnished, we will prepare the flat for rental. The right kind of furnishing will considerably raise the profitability of your property. We plan for your wall and floor design, fitted kitchens, bathrooms, curtains/ blinds, lighting, furniture, textiles, kitchen utensils, artworks, mirrors, decoration, accessories and electrical appliances.
Electricity, gas, internet and TV
Usually, the landlord of a furnished apartment will be overseeing the contracts with the different providers. We are happy to give you information and tips for registration at the respective providers.
Cleaning and repairs
Before renting, a professional cleaning of the apartment should be performed. Sometimes small repairs are needed. We organize reliable cleaners and craftsmen.
Home styling for the photo shoot
For the photo session the flat should of course be clean and tidy. The right use of accessories will optimize the appeal of the apartment. We will show the apartment in the best possible light.
Writing the inventory list
We create a comprehensive list of the apartment’s furnishings. We recommend to have the inventory list checked each time the apartment is handed over to or returned from a tenant.
Appointment for handing over the apartment
We will write the handover protocol, take meter readings and check the inventory. If requested, we will label the doorbell and letter box for the tenant.
Assistance during the tenancy
If during the rental period something of the apartment should break, we will help you with the organization of repairs and replacement purchases. Also, with other questions or possibly arising problems we are gladly helpful.
Appointment for returning the apartment
At the end of the tenancy, we will make the appointment with the tenant for returning the apartment. This will involve writing the protocol, taking meter readings and checking the inventory.

Corporate clients

Net prices, excl. 19% VAT

The commission for mediation of a tenant amounts to maximum:
1.5 monthly rent.

In case the same apartment is re-let without significant changes, the commission amounts to maximum:
1 monthly rent.

However, the commission is always reduced for a shorter contractual rental period and calculated as follows:
Total rent x 25%.


Example:
The all-inclusive rent is 700.00 euros/ month.
  • The commission for mediation of a tenant amounts to maximum 700.00 euros x 1.5 = 1,050.00 euros
  • In the case the same apartment is re-let without significant changes, the commission amounts to maximum 700.00 euros x 1 = 700.00 euros.
  • If the apartment is let for only 3.5 months, the commission is reduced and calculated as follows:
    • All-inclusive rent 700.00 euros/ month x rental period 3.5 months = total rent 2,450.00 euros.
    • Total rent 2,450.00 euros x 25% = commission 612.50 euros.

All additional services are billed according to the time required:
60.00 euros/ hour.

Private clients

Gross prices, incl. 19% VAT

The commission for mediation of a tenant amounts to maximum:
1.785 monthly rent.

In case the same apartment is re-let without significant changes, the commission amounts to maximum:
1.19 monthly rent.

However, the commission is always reduced for a shorter contractual rental period and calculated as follows:
Total rent x 29.75%.


Example:
The all-inclusive rent is 700.00 euros/ month.
  • The commission for mediation of a tenant amounts to maximum 700.00 euros x 1.785 = 1,249.50 euros.
  • In the case the same apartment is re-let without significant changes, the commission amounts to maximum 700.00 euros x 1.19 = 833.00 euros.
  • If the apartment is let for only 3.5 months, the commission is reduced and calculated as follows:
    • All-inclusive rent 700.00 euros/ month x rental period 3.5 months = total rent 2,450.00 euros.
    • Total rent 2,450.00 euros x 29.75% = commission 728.88 euros.

All additional services are billed according to the time required:
71.40 euros/ hour.
