1What are furnished short term lets?
A fully furnished and fitted apartment is being rented out on a temporary basis. Often the landlord will provide kitchen utensils, bedding, towels etc. The tenant typically pays an all inclusive monthly rent, which includes all bills, gas, electricity, frequently also internet and TV.
2Who rents furnished temporary lets?
Most tenants are in the city for work purposes, for a limited period of time. Often companies will rent a place for their employee. But tenants might also come from other backgrounds.
3For how long are the flats let?
The tenancy period usually takes between 2 and 12 months.
4What advantages are there for landlords letting temporary furnished properties?
With temporary lettings you have the choice to use the apartment for yourself or family when you like to do so. Besides, your rent intake is usually higher than longterm lets.
5Which apartments are in demand with tenants?
Apartments in a central location, well connected to public transport are especially popular. Most candidates appreciate contemporary tasteful furnishings and good appliances.
6How much rent can I charge for a furnished apartment?
The amount of rent for a furnished flat depends on several factors, such as location, number of bedrooms, quality and style of the furnishings, the extent of the fittings. The time of year also plays a part in this. It is therefore hardly possible to determine an average rent, such as with unfurnished flats. We are happy to help you determine the rent for your apartment.
7What are the costs for brokerange and having ARIVORA manage my apartment?
You decide which services you will require from us, and you pay solely for the services you have made use of. We will be happy to make you an offer based on your needs.
8Why does ARIVORA require the Energy Efficiency Certificate of my property?
Since 1st May 2014 a new regulation for saving energy is in place: the EnEV 2014. In this regulation there are rules concerning the engergy efficiency certificate, which are also relevant for rented properties. Before we are able to rent out your property, an energy efficiency certificate is absolutely necessary (with the exception of listed buildings). If you do not already have a certificate, please contact the building management.
9Does ARIVORA require a ground plan of my property?
A ground plan is not absolutely necessary, however if you do have one to hand, please send us a copy.
10Does the apartment have to have internet and TV?
Most prospective tenants expect to have internet and TV. If you prefer not to provide internet and TV, this might make the letting process a little difficult, and/or the amount of rent might be compromised.
11Do I need to pay Rundfunkbeitrag (the licence fee for general public access to ratio and television)?
Some landlords pay for the licence themselves and incorporate this into the rent. However, in most cases the tenants are responsible for registration and payment of the licence.
12Do I require insurance?
A household contents insurance is recommended. For a detailed consultation, please contact your insurance company.
13I am a tenant myself, and wish to sublet my flat. Is ARIVORA able to find a subtenant for me?
Unfortunately no. We solely let and manage furnished apartments for their owners.
14I own a holiday home which I want to rent out on a daily/weekly basis. Can ARIVORA take care of the hand over of the keys and final cleaning of my holiday home?
Unfortunately no. We no longer look after holiday homes, since the misappropriation law has been in place.
15How can I let my furnished flat with respect to the misappropriation law?
The explanatory memorandum states that it is considered misappropriation of a property if payment is set to single days, or weeks amounting to less than two months. In case of longer use (more than two months) it can be assumed that the person occupying the property has (temporarily) moved their residence to Berlin.

4What are the advantages of temporary furnished flats for tenants?
If you are staying in Berlin temporarily for work purposes, during this time you may not want to have to purchase new furniture for an unfurnished flat. The alternative of hotel accomodation for several months might turn out way too expensive. Renting a furnished apartment is the ideal solution.
5What is the standard equipment in a flat managed by ARIVORA?
There is no ‘standard decor’ as the apartments are assigned to us from different home owners. You can see the particular furnishings of a flat via our listings.
6What is included in the rent and are there any extra costs?
If not stated otherwise, the monthly rent includes all utilities, heating, electricity and gas. If internet and/ or TV are provided, these costs are usually also included in the monthly rent. Rundfunkbeitrag (the licence fee for general public access to ratio and televisionin) is in most cases not included. After you move out, the apartment will be professionally cleaned and you will be billed according to the hours needed.
7Are pets allowed?
In most apartments pets are not allowed.
8Is smoking allowed?
Smoking is not allowed in most apartments.
9Is there a cleaning service during the tenancy?
During the tenancy the tenant is usually responsible for cleaning the property.
10Do you also offer holiday homes for a few days or weeks?
We no longer administer holiday homes, since the misappropriation of properties has been outlawed.
11Why is it necessary for me to apply for the flat?
ARIVORA advertises the apartments on behalf of the home owners. Ultimately the owner always makes the final decision on who should get the flat.
12Is it possible for me to reserve a flat beforehand?
Please understand that we are unable to reserve or put a flat on hold for you.
13What methods of payment are there? Can I pay by debit or credit card?
The deposit and rent are paid directly to the home owner, not to ARIVORA. Therefore it is unfortunately not possible to make a payment with a debit or credit card. Normally, payments are made via bank transfer. Cash payments are only accepted in some special cases and only with prior consultation.
14I will be arriving in Berlin late at night. Can you leave the keys somewhere for me to pick up?
No, in the handover appointment the protocol must be signed by yourself (or a person who has been authorized by you). Please be aware that handover appointments usually take place at normal day times.
15What are the periods of notice?
When renting a furnished apartment, it is commom that the start date as well as the end date of a tenancy are fixed in the lease agreement. The contract cannot be terminated prior to the end date, unless the landlord consents to this.
16I will be leaving early in the morning. Can we do the apartment check the night before and can I leave the keys in the letterbox when I leave?
No, in the moving out appointment the protocol needs to be signed by yourself (or a person who has been authorized by you). Please be aware that handover appointments usually take place at normal day times.
17Do I need to pay the cleaning fee even if I had cleaned the apartment before I moved out?
The costs for the cleaning usually depend on the time needed, i.e. the more thoroughly you clean the flat yourself, the lower the cleaning fee will be.
